Barndominiums combine the cost efficiency of a post-frame shell with the finish and feel of a custom home. We design the floor plan around how you will live in it: open-span living, vaulted ceilings, attached shop space, large sliders to the back forty.

A barndominium is not a half-finished pole barn. It is a deliberate hybrid: the structural economy of post-frame on the outside, the comfort and finish of a custom home on the inside. Done well, you get the open clear-span living and the attached shop space that a conventional custom home cannot deliver, at a square-foot cost that is meaningfully lower.

NXT Build designs barndominiums around how the household will actually use the building. That usually means a large open living/kitchen/dining volume with a vaulted ceiling, a primary suite at the quiet end, an attached shop or garage with a large slider door, and a covered porch that catches the prevailing breeze. We also plan ahead for guests, for kids, for grandkids, and for the way the building will need to flex over the next twenty years.

For our service area, the barndominium has another practical advantage: the attached shop space lets you keep the equipment, the tractor, the side-by-side, the hay wagon, all of it indoors and accessible from the kitchen door. No separate building, no second power feed, no second septic, no second driveway to plow.

Most of the customers who come to us for a barndominium have land. Acreage, a hayfield, a horse pasture, a wooded ridge. The building has to sit on the land in a way that respects what is already there. That means we site it for the wind, the morning sun, the existing trees, and the access road. It also means the attached shop opens to where you actually drive the equipment, not where the architect drew the rendering.

We design the great-room window walls around the view you bought the land for. We orient the porch where the evening light hits it. We position the kitchen sink where you can watch what is happening in the pasture while you do the dishes. Land-first design is the difference between a barndominium that feels custom and one that feels like a kit.

What is the cost of a custom barndominium in eastern Iowa?
Most NXT Build barndominiums run $185 to $295 per finished square foot, depending on the finish level, the shop size, and the site complexity. That is meaningfully lower than equivalent stick-frame custom homes because the post-frame shell is faster and cheaper to erect.
How long does a barndominium take to build?
Most projects run 6 to 9 months from groundbreaking to final walk-through. The post-frame shell goes up fast (4 to 8 weeks) but the custom interior finish takes the rest of the timeline.
Can I attach a shop to the living space?
Yes. Most of our barndominiums include an attached shop or garage. We typically separate the two with a code-compliant fire wall and a man door so you can move between them without going outside, but the shop has its own slider for equipment access.
What is the difference between a barndominium and a stick-frame custom home?
Structurally, a barndominium uses widely-spaced pressure-treated columns and engineered trusses rather than a continuous foundation and conventional 2×6 framing. Visually and functionally, a well-built barndominium is indistinguishable from a custom home on the inside. The cost advantage and the open-span living are the main reasons people choose it.
Can a barndominium be financed like a regular home?
