Delaware County sits at the northwest corner of the ground we cover. Manchester is the county seat and the one town we list for this county, but a lot of the work that fits us out here sits outside of town: farms, acreages, and building sites a few miles down a gravel road.
That kind of land calls for post-frame. A machine shed tall enough to pull a combine into. A heated shop with a concrete floor. A horse barn, or a barndominium where the shop and the house share one roof. Collin ran a post-frame crew for 11 years before he started NXT Build, so he knows how a long sidewall behaves in a hard wind and where a building on an open hilltop needs more bracing than the one in the valley below it.
The Maquoketa River runs through Manchester, and the country around it rolls more than people expect from Iowa. A site on a slope needs its grading and drainage planned before the pad goes in. If spring runoff heads toward a building, it ends up inside it. On the first visit we walk the parcel, watch where the water wants to go, and set the building so runoff moves away from it.
Frost matters out here too. Posts and footings go below the frost line, and a building that heaves an inch every winter will rack its doors out of square within a few seasons. We size the post holes and footings for the soil on your site and the load the building will carry, including snow on the roof.
Older buildings come up as well. Plenty of acreages in this part of the state carry a barn or machine shed with a tired roof. We tear those off and re-roof them, swap worn panels for standing seam metal, and repair storm damage after a bad wind. Sometimes the smarter move is a lean-to or an extension on the building you already have, and if that is the case, Collin will say so before you pay for a new one.
Inside Manchester, the work looks more like the rest of our list: custom homes, additions, and roof replacements. A city lot brings city permits and neighbors close by, so the crew cleans up the work area at the end of every day and keeps materials off the street.
Manchester is one of the longer drives from Zwingle. That does not change how the job runs. You get a schedule up front, a call back within 24 hours, and Collin on site. On bigger builds we line up material deliveries ahead of time so the crew is never standing around waiting on a truck.
What Delaware County owners ask
Do you really come out to Delaware County?
Yes. Manchester and the rural ground around it fall inside our 80-mile radius from Zwingle. Being near the edge of that radius does not change the schedule or how fast we answer the phone.
Do you build machine sheds and shops on farm ground near Manchester?
Yes. That is post-frame work, which Collin did for 11 years before NXT Build. We size ag buildings, shops, and garages around the equipment you actually own and the doors it needs.
Who handles permits for a build outside Manchester city limits?
Outside town, county rules apply. Inside Manchester, the city has its own. Ag buildings can be treated differently from houses, so we confirm what your project needs on the first visit and pull the permits ourselves.
Can you put up a barndominium on my Delaware County acreage?
Yes. The shell is post-frame and the inside gets finished like a custom home, with one contractor from the first post to the last piece of trim. You can put a shop and your living space under the same roof.
My land is hilly. Is that a problem?
Usually not. Grading and drainage get planned before the pad goes in, and we look at how water moves across the site on the first walk. If a slope changes the foundation, you hear about it before the plan is final.
