Post-frame or stick-frame? For Iowa barndominiums the answer is usually clear.

Most of the barndominiums we build in eastern Iowa are post-frame. Here is the math, the climate reality, and the trade-offs you should know about before you pick a structural system.

Post-Frame vs Stick-Frame: Which Barndominium Build Is Right for Your Iowa Land

Almost every customer who calls us about a barndominium opens with the same question: should I build it post-frame or stick-frame? The short answer is that post-frame is the right choice for most eastern Iowa barndominiums under 4,000 finished square feet, especially if you want an attached shop space. The longer answer involves three real trade-offs, and which one matters most depends on your land, your budget, and the way you plan to use the building.

What is actually different between the two systems?

Stick-frame is what most American homes are built with: a continuous concrete foundation, conventional 2×6 or 2×4 wall framing every 16 inches, and engineered or site-built roof trusses. The walls do the structural work.

Post-frame is different. Pressure-treated columns are set into concrete piers spaced six to eight feet apart. Engineered trusses span the full clear width of the building, sitting on top of the columns. The columns and trusses do the structural work. The walls between the columns are non-load-bearing infill.

The practical effect of that difference shows up in three places: cost, open-span capability, and how the building handles Iowa wind.

Trade-off 1: Cost per finished square foot

For the structural shell alone, post-frame typically runs 25 to 40 percent less per square foot than stick-frame on the same footprint. The savings come from fewer foundation linear feet (piers instead of continuous wall), wider column spacing (less labor and lumber), and faster erection (a 40×60 shell can go up in a week with a competent crew).

Once you finish the interior to custom-home standards, the cost gap closes. Drywall, paint, trim, flooring, cabinets, and fixtures cost the same in either system. But the structural savings stay in your pocket.

Trade-off 2: Open-span living

A 40-foot clear-span great room with no interior walls and a vaulted truss ceiling is straightforward in post-frame. The trusses are engineered for that span as a matter of routine. Doing the same thing in stick-frame requires either steel beams, glulam beams, or a structural ridge with engineered support posts, and the cost adds up fast.

If your barndominium vision includes a wide-open kitchen-living-dining volume with no columns in the way, post-frame gets you there cheaper and faster. The same holds for attached shop space. A 40-foot-wide shop with a 16-foot rolling door, attached to your living area through a fire-rated wall, is a standard post-frame configuration. It is a structural exercise in stick-frame.

Trade-off 3: How the building handles eastern Iowa wind

This is where the trade-off cuts the other way. Stick-frame is structurally redundant: the foundation, the floor system, the wall framing, and the roof trusses all share the load. If the wind hits a stick-frame house from an unexpected direction, the whole structure spreads the load across thousands of connections.

Post-frame concentrates the load on the columns and the truss connections at the top of the columns. Properly engineered post-frame holds up to sustained eastern Iowa wind and to the spring storms that come off the open prairies. But the engineering has to be right, the columns have to be set deep enough to clear the frost line, and the wind bracing has to run floor to roof. Done wrong, post-frame can fail catastrophically in a way that stick-frame rarely does.

This is why most of the failures we see in older post-frame buildings around eastern Iowa trace back to under-engineered columns, missing wind bracing, or insufficient pier depth. None of those are inherent to post-frame as a system. They are inherent to cheap post-frame.

When stick-frame is the right call

There are a few situations where we still recommend stick-frame for a barndominium build. If you want a two-story footprint with full living on the upper floor, stick-frame handles the second-story floor loads more economically. If your site is on a hillside that needs a daylight basement, the continuous foundation that comes with stick-frame is an advantage. And if your local lender or insurer has a strong preference (some still do, though it is changing), stick-frame can simplify the financing.

For everything else, post-frame is usually the better answer in our part of Iowa.

Pressure-treated columns rated for ground contact set on concrete piers below the frost line. Wind bracing floor to roof. Continuous ice and water shield at the eaves on the roof.
